What is the difference between the security deposit and rent?
While rent is what you are paying for the rental duration per month during your stay, the security deposit is intended to protect the owner's investment of the property being rented. It is non-negotiable and equal to 1-month rent. The security deposit is required to hold your dates, and is refunded after your leave.
Any damages identified during post check out inspection will be deducted from the security deposit.
In the State of Illinois Cook County, the owner has 45 days to return the deposit, however our typical processing time is 7 business days.
How does parking work?
The Luxe Garden Apartment and Luxe Haus are the upper and lower levels of the same property.
The property is located on a residential street with free street parking. The street and neighborhood do not have any restricted parking.
The property has a detached car garage accessible by walking from the rear door of the house or apartment (separate private entrances) to the back yard (privacy gated) to the garage. It can be rented for $225/month and is available on a first-come come first-served basis.
How Safe is the Neighborhood?
This property sits in a relatively safe pocket of Hyde Park, particularly favorable for midterm tenants. It benefits from proximity to the lake, walkable streets, strong community presence, and layered security (including UChicago patrols nearby).

What is the check-out process?
Within 24 hours of your lease start date, you will receive a text with check-in instructions and the access codes for your rental and the garage, if you also leased that option.
We provide a self-check-in process.
Within 24 hours of checking in, you are asked to complete the rental inspection form that is sent to you.
Guests are asked to wash any dirty dishes and dispose of trash in the black trash bins outside of the garage.
No need to wash any linen, as turnover includes professional cleaning and sanitation of the rental after you leave.
Please turn off the lights, close and lock all windows and doors when leaving. The A/c should be turned off. Heat should remain on in the winter months at 65 degrees.
